EBI Products & Applications

Atlas

Behavioural decision intelligence for property organisations.

Understand why one team, office or business consistently outperforms another — and identify the behavioural and operational factors driving the difference.

Sienna

Behavioural decision intelligence for residential property assets.

Support ownership, letting and disposal decisions with independent analysis grounded in behavioural, operational and market intelligence.

Bowleys

Execution powered by EBI.

Transform intelligence into action through property management, landlord services and sales oversight.

Private Office

Independent intelligence for significant property decisions.

Provide independent, rigorous analysis for significant property decisions where clarity and objectivity are essential to a sound outcome.

Most organisations measure outcomes. EBI focuses on what creates them.

By analysing behaviour across organisations, portfolios and assets, EBI identifies where performance is constrained, why it is constrained and what should change to improve outcomes.

01

Behavioural Intelligence

EBI diagnoses the decisions and behaviours driving performance — not just the numbers that result from them.

02

Market Intelligence

Cross-market comparison reveals where performance diverges and why similar assets produce different outcomes.

03

Operational Analysis

Operational analysis identifies the processes, constraints and conditions affecting performance and value.

The gap is not in the data. It is in the interpretation.

Most organisations in the residential property sector are not operating without information. They have performance data. They have reporting. They have analysts and dashboards measuring outcomes at every level.

Yet performance gaps persist — between teams, between portfolios, between assets that should, by any conventional measure, be performing similarly.

“The organisations that consistently outperform do not have better data. They make better decisions.”

The question is never whether the information exists. The question is whether anyone has identified which behaviours, decisions and operating conditions are actually producing the outcomes — and which are working against them.

EBI was built to answer that question with precision.

The structural gap

What organisations have

Performance reports, KPIs and dashboards — all measuring outcomes after the fact.

What they are missing

An understanding of the behavioural and operational conditions that created those outcomes in the first place.

What analysts provide

Observations on what happened — variance from target, period-on-period change, competitor benchmarks.

What decisions require

A clear diagnosis of why performance is where it is — and what specifically would need to change to alter it.

The conventional response

More granular reporting, finer segmentation, additional data sources — the same interpretation applied to more information.

The EBI response

Behavioural pattern analysis that identifies the decisions and conditions consistently driving outcomes — and where they can be changed.

// 01

The problem is not measurement

Outcome data tells you where you are. It cannot tell you why you are there, or what would need to change to produce a different result.

// 02

The problem is interpretation

Performance gaps are behavioural. They are produced by decisions, processes and operating patterns that conventional reporting does not isolate or diagnose.

// 03

EBI provides the diagnosis

By comparing behaviour across organisations, portfolios and assets, EBI identifies precisely where performance is constrained and what is constraining it.

EBI does not replace reporting. It provides the layer of intelligence
reporting cannot.

How EBI Works

EBI answers four fundamental
questions.

01

What is happening?

Identify patterns, anomalies and performance constraints across the organisation, portfolio or asset.

02

Why is it happening?

Understand the behavioural and operational factors that are genuinely driving outcomes — not proxies for them.

03

What happens next?

Assess the likely future outcomes under current conditions and operating patterns before they unfold.

04

What should change?

Highlight the decisions and interventions most likely to improve performance and protect value.

Intelligence Layer

Behavioural pattern recognition. Powered by AI.

EBI applies machine intelligence to identify the behavioural patterns and operating conditions that consistently predict performance outcomes — across organisations, portfolios and individual assets.

Rather than surface-level reporting, EBI reads the signals beneath the data: the decisions, processes and behavioural tendencies that determine whether an asset, team or organisation consistently outperforms or underperforms.

Intelligence Before Action

Designed to improve decisions before resources are committed.

EBI helps organisations, portfolios and asset owners understand what is happening, why it is happening and what should happen next — before action is taken.

About

Building intelligence for an industry that runs on decisions.

Andrew Jackson is the founder and CEO of Elmsworth Behavioural Intelligence (EBI). EBI was built to address a gap consistently observed across the residential property industry: organisations, portfolios and assets producing different outcomes despite having access to similar information.

Most decisions are made using outcome data alone. EBI was created to identify the behavioural, operational and market factors that produce those outcomes in the first place.

Andrew’s experience building and operating residential property businesses, managing portfolios and advising clients across ownership, management and disposal shaped the conviction that better decisions require a different layer of intelligence — one that identifies not only what has happened, but why it has happened, what happens next and what should change.

Today, EBI is applied across organisational analysis (Atlas), residential asset intelligence (Sienna) and client execution through Bowleys.

EBI is a behavioural decision intelligence system built specifically for the residential property industry.
